Once you've accepted an offer, the clock starts: inspections, appraisal, title work, and final documents, typically over 30–45 days. Here's what to expect as a Tennessee seller.

During the inspection period, the buyer may request repairs or credits — your agent negotiates these. Then the buyer's lender orders an appraisal; if it comes in low, there's another negotiation, and we handle that too.

Meanwhile, the title company searches your title, resolves any liens or issues, and prepares the deed and settlement statement. You'll see your estimated net proceeds before closing day.

At closing you sign the deed and settlement documents, hand over the keys, and the proceeds are wired to you — usually the same day.
